TITLE ONLY SERVICES
For title or escrow companies looking to process their own escrow transactions in states where they are not licensed to conduct business for title insurance, Unisource provides a sub-escrow service. This process allows the client to control the service levels of escrow and maintain their own client relationship while utilizing Unisource as the vendor for title only services. Unisource would be involved for providing the title insurance report, clearing potential title clouds and handling and disbursing funds on a timely basis.

Title V of the Gramm-Leach-Bliley Act (GLBA) generally prohibits any financial institution, directly or through its affiliates, from sharing nonpublic personal information about you with a nonaffiliated third party unless the institution provides you with a notice of its privacy policies and practices, such as the type of information that it collects about you and the categories of persons or entities to whom it may be disclosed. In compliance with the GLBA, we are providing you with this document, which notifies you of the privacy policies of Unisource National Lender Services, LLC, its affiliated companies and subsidiaries ("Unisource").
Unisource collects various types of information about you during the normal course of offering and providing our products and services. The types of nonpublic personal information which may be collected from you during the process of fulfilling an order or service include:
We may use the information you provide about yourself to act upon orders placed with Unisource for our products and services, which may include sharing your information with service providers who may participate in the fulfillment of an order for a product or service, such as a title insurer, a notary, a title abstractor or a closing attorney. We may disclose any of the above information that we collect about our customers or former customers to our affiliates or to nonaffiliated third parties as permitted by law. We do not disclose any nonpublic personal information about you with anyone for any purpose that is not specifically permitted by law. We use our best efforts to restrict access to nonpublic personal information about you to those employees who need to know that information in order to provide products or services to you.
COMPLAINT POLICY
The definition of the term complaint is defined under the Complaint Resolution Policy as an expression of dissatisfaction or concern expressed by a client or customer regarding the services, operating procedures, staff, vendors, or complaint handling process.
Each complaint received is directed to the Director of Operations who completes a Complaint Intake form that includes:
The Director of Operations also logs all complaints on the Company's Consumer Complaint Log which is used to identify open complaints.
The Director of Operations assigns an employee to investigate and resolve each complaint within 24 hours of receipt.
The designated employee is provided with a copy of the Complaint Intake Form.
The designated employee locates the relevant file(s); reviews the relevant documentation; etermines a proper resolution and carries out the action(s) necessary to resolve the complaint.
In the event that the employee is unable to resolve the complaint to the customer's satisfaction,the Director of Operations will review the matter and re-assign it or assume the responsibility.
Upon resolution of the complaint (or inability to resolve), the employee completes the Summary of Resolution section of the Intake Form and returns it along with the supporting documentation, if any, to the Director of Operations.
Complaint records are retained for a period of 5 years.
Unisource is dedicated to providing excellent client satisfaction and customer service. In an effort to ensure that complaints are addressed as efficiently and effectively as possible, the Company records all complaints and tracks them. Lenders will be permitted to see complaint records related to their loans.
All complaints received by the Company are logged on the Company's Consumer Complaint Log which is used to track the status of each complaint. The Log is maintained by the Director of Operations.
